Of the 4 you list, either the Buckminster or Newbury Guest House are my preferred choices
The Buckminster is right next door to Fenway Park in Kenmore Square. The demarcation "one mile to go" is painted on the road right in front of the main entry.
Newbury Guest House is on Boston's charming Newbury Street in the Back Bay neighborhood. Here you are only 2 blocks from the finish line and the boarding area for the morning buses to Hopkinton. You could literally roll out of bed Patriot's Day and be first in line.
