If you are looking into these 3 hotels, and price is not an issue, the Holiday Inn Brookline is the best choice.
Reasons: It is right at the 24 mile mark on the course. It's in a lovely, walkable neighborhood between Kenmore Square and Coolidge Corner. There is a rapid transit (Green Line) trolley stop within 100 yards of the front desk. Dude, you couldn't ask for better on Patriot's Day weekend, unless you stay at one of the Copley Square hotels. (But they don't come cheap)
FYI: Somerville and Bayside are distant, inferior locations compared to this inn on Beacon Street.
